Abstract

During the last thirty years, the reconfiguration of cities around the world is largely due to the influence of neoliberalism, whose processes are installed in the territory through policies and concrete actions aimed at the commodification and added value of physical space. The predominant actor in the processes of urban development is the real estate sector, which through the differentiated economic impact intensifies segregation, social exclusion and gentrification, accentuating the insurmountable gaps of inequality. Throughout the world, a re-vision of development in cities that transcends the urban is required in order to achieve genuine local development, according to the contributions of Mario Pólese (2001), success in urban development is not a sufficient condition to achieve the integral development, it is also necessary to consolidate a management model that allows cities to achieve sustainability through effective administration, planning and governance.The purpose of this document is to characterize the residential transformation of Guadalajara resulting from direct real estate investment, spatially locate the new housing developments and contextualize the phenomenon of social differentiation derived from it. To achieve this, a brief review of concepts is made to propose the premises of the land market, the recognized developments from 2000 to 2020 are located spatially and the externalities are analyzed in order to contrast the direct relationship between the real estate sector and segregation, social exclusion and /or gentrification
